English guide
Buying land is not a booking exercise. It is a due-diligence process: confirm what is being sold, who is entitled to sell it, and whether the record set points to the same parcel.
1. Start with the seller and the chain of title
Ask for the latest deed, previous deeds in the ownership chain, national ID details and authority documents if someone signs for the owner. A deed alone does not settle every question; compare names, plot references and boundaries across the documents. If land is inherited, ask a qualified lawyer to review the succession and transfer documents.
2. Compare the record set—do not rely on one paper
Collect the relevant khatian/record of rights, dag or plot reference, mouza map and mutation record where applicable. Compare the owner name, dag number, land quantity, mouza and boundary description. Inconsistency is a reason to pause and investigate, not a detail to ignore.
3. Visit the site with the documents in hand
See the access road, physical possession, surrounding development, drainage, power lines and any visible dispute. Use a survey professional when boundaries or measurements matter. A map image cannot tell you whether occupation on the ground matches the record.
4. Confirm the practical cost and timing
Build a written budget that separates agreed price, government charges, professional fees, financing cost and the cost of future work. Ask the relevant authority or a qualified professional for current fees and process requirements; they can change.
5. Keep a decision file
Save scans, site-visit notes, seller statements and professional opinions in one folder. Before money changes hands, have an independent Bangladesh property lawyer review the transaction documents.
